LOW HOME VALUES and HIGH PROPERTY TAXES -

Since 2007, Douglas County has been #5 or higher in home foreclosures, currently Douglas County is #1 in Georgia and #5
in the nation! Our home values and property tax collections have fallen ~ 40% as a result. Last July, 3 Douglas County Board of Commissioners - Worthan, Mulcare, and Guider increased property taxes a whopping 24% and other taxes by 6% to off-
set the decline in property tax collections. It's predicted by the
U.S. Department of HUD that Douglas County will have a High
Rate of home foreclosures until the year 2020, because of subprime mortgage defaults, as well as, a new round of
$2.5 Trillion in pending foreclosures that will be completed and
hit the real estate market in 2014 and 2015. As long as Douglas
County experiences a lot of home foreclosures, our homes will not have an opportunity to recover the full 40% in value and equity they lost, unless the Douglas County Board of Commissioners and/or our cities implement a Neighborhood
Stabilization Program identical with the State of Georgia Department of Community Affair's NSP being used in Carrollton
and Cobb County. I and a group of concerned homeowners
have presented this plan for Home Value/Equity Recovery to
the DC's BOC and to Douglasville's City Council and requested
they consider implementing the NSP Plan, but so far they refuse.
Please visit -www.westmetroboard.com/NSP Program to learn how the GA DCA NPS works. Then if you wish to avoid more
Tax Increases and Recover Your Home's Value and Equity, please join us in petitioning our elected officials to implement the very
successful GA DCA NSP Program for Douglas County. Otherwise,
we may have to wait beyond the year 2020 for our home values to recover and during the meantime suffer Tax Increases every
year. Also, if you didn't agree with the 24% Increase in property
taxes last July, you have the opportunity to Vote Against DC
BOC's Mulcare and Guider in the next election that will be held
very soon. If you want to join us in petitioning our elected officials
to implement the NSP, please send an email to randylon@comcast.net. Incidentally, if we're successful, our
school system should be able to hire back the large number of teachers & staff, they've laid off and reduce class sizes from the current 30-40 which is unmanageable back down to 20-25 an
acceptable level. Out student graduation and test passing rate has been declining since 2008 and most of schools rank in the lower 50% in performance. That's been caused by the budget
cut-backs for several years due to the falling property tax collections since ~ 70% of those collections go to our schools.
Our students shouldn't have to suffer less than a quality
education, because our elected official's inaction! Please join our cause.
